    www.inmodiario.com   This vademecum has been prepared from #InmocionateEnCasa, a free online event in which nearly 1,000 real estate professionals have participated daily. Speakers and participants have debated, over almost 40 meetings, about the future of real estate agencies and have prepared the road map for the coming months. Digitization, new preferences regarding the ideal home, continuous training and brands with purpose will be the key not only to recover, but to come out stronger. #InmocionateEnCasa, the free online event promoted by the Real Estate Credit Union (UCI) and its professional development area for real estate agents SIRA (Spanish International Realty Alliance), has become the benchmark real estate event for the sector. The initiative has brought together more than 1,000 real estate professionals daily since March 19 to discuss and deepen the most current issues for its professionals. From these more than 60 hours of work, SIRA has selected the 7 Trends in the real estate sector for Day 0 post COVID-19. These are its main conclusions. 1.Digitize or die. Technology has been the great lesson of this crisis. The COVID-19 has achieved the digital transformation that we have been talking about for years and, in these weeks, it has definitely been installed in real estate companies. Most of the participants have claimed to have made video conferences with their clients and teams through multiple platforms, have used social networks to publicize properties, have made commercial communications through the wassap, and have formalized many of the operations that were already underway, from home and thanks to these tools. The real estate agents have assimilated that a "lead" - those contacts that leave their data through the web, the RRSS or an email - are as effective as a call or a visit and therefore all digital channels must be taken care of now more than ever. 2.Visits online. In the coming months, the fear of short distances is expected to continue and it will be essential to implement multiple safety measures to protect the health of both clients and workforce. The chains are already promoting action protocols favoring teleworking, reorganizing the interiors of their offices and expanding the existing distance between the jobs or acquiring protective material such as gloves, screens or face masks. When visiting a property, visits will also have to be exclusively those necessary, with those buyers already highly filtered by the real estate agency, -even limiting it to those whose financial study has been favorable-, faster, better protected and always maintaining the safety distance. 3. Goodbye tourist rental, hello traditional rental. The slowdown in the arrival of tourists, and doubts about how long this situation could last, is forcing owners and investors to look for ways to get less damaged by this crisis. It is true that since 2018 many of these owners were already considering reorienting the use of their homes towards the usual rent, less tax penalized and much easier and cheaper to manage, but this situation has completely precipitated this trend. 4. The commercial real estate presence must be omnichannel. The floor tiles, as those professionals who contribute little value are called in the sector, will have little future. Real estate companies are committed to combining the physical environment (the agency at street level) with the multiple existing digital channels: a suitable website, a perfectly managed SEO, a correct presence in social networks and media, an attractive blog capable of attract leads, an attractive content management policy, etc. "85% of our clients arrive through the online channel but they decide on offline - on the visit to the property and in the office. The combination of both strategies is key to offering excellent service to our clients," said Francis Fernández, CEO of SIRA and moderator of most of the round tables. 5.Investors have already hit the market.
